Considerations When Planning your loft

Before you start your loft conversion, extension or new build project, it is wise to consider many aspects, we will cover a few here and always recommend you speak to a specialist in the early stages of planning – that would be us!

How to obtain Planning permission

Planning maybe needed, particularly if you live in a conservation area. If you do require planning permission, this will need to be granted before any build work can commence. The approval process normally takes 6 to 8 weeks. Approval will be granted subject to any appeals from local residents, if there is no opposition then planning will be granted. Once planning is granted it will normally be valid for three years, so you will need to start the build work within this period.

What is Permitted Development?

Permitted development is a preset agreed amount by which you can develop your property without having to apply for planning. It is measured on volume, normally between 50 and 70 cubic metres.

Your Project Design

Initial designs can look different to the final build. Trying to visualise your drawings can be difficult, you should consider how it will look alongside the current theme of your home or property. In terms of shape and size, and whether the materials to be used are similar to the originals? This can make the difference between a poor or a well built extension to your home.

Considering your Neighbours

Keep your neighbours happy as much as you can, objections to extensions and loft conversions are common from neighbours, taking the time to explain your plans initially could save you from many headaches further down the line. Try to take on board their point of views and understand how the extension may affect them.

Lighting

It is important to bring in sufficient natural light to your loft conversion and also consider whether you are going to install pendants (hanging lights), halogens or LCDs.

Ownership Rights

Besides planning permission, check the conditions of your property agreement. You may need to gain approval from someone else first, ie. the Freeholder (which will apply to many flat owners).
